Whoever you are, thanks for the public service by starting this blog on Leisure Farm Resort. Great!!! but more truth on situation and its time that this be brought out openly, a level playing field – that’s what is crucial.
Lifestyle stay etc, rubbish….but what I could say is a fail development, where person who supposed to managed, missed managed and frustrate most and most resigned to situation consider urgent. (should beware of sbody who hold keys to every holes there.)
Almost yrs being a resident there and it seem we are still at the mercy of developer, to add salt to the injury, now almost 7mths after AGM, on the enforement of BCPA to elect JMC for JMB the where about of elected committee and the news is not so clear.(transparency & accountablity on the developer is in question – for LH and PB lucky cause BMF is new, but rumours say that two group are fighting for position)
Needs to have an active residents’ interaction and need to foster a closer relationship among residents and made LFR a beautiful and joyous place to live in, regardless race, language…..(if happen u are staying at PB or LH, pls share on situation, at this blog-nickname will do)
It may be worthwhile for all department and individual concerned in understanding the concept of Strata Titles ownership and practice the by-laws in the Strata Title Act.
Thus, should anyone be caught in a malfunction situation, don’t say nbody didn’t warn you. No sense of belonging cause we are foreigner and not M’sian
Problem with the BCPA is that it has too many loopholes and these tend to be the source of numerous arguments about what it permits and what it doesn’t. It’s true that both JMCs in LH and PB are trying to do what is best for both estate communities there. And I do agree with you wholeheartedly that closer interaction among residents will bring about unity and greater support for the JMCs so that residents are not at the mercy of the developer.
From the looks of it, GC (otherwise known as Laman Hijau) is doing well, now that the JMC has replaced the developer, who was managing the estate previously, with its own estate manager.
Latest news for PB – entire JMC has resigned and the estate is in the hands of the town council (locally known as Majlis Perbandaran Johor Bahru Tengah, MPJBT) who commands LF to manage the estate. Now that the PB strata title is being processed, it wouldn’t be long before PB is converted to a “Strata Title Estate”. Which means instead of a JMC, a full-fledged residents committee would be elected to oversee the running of the estate. Those who know what the JMC has gone through, would not likely join the committee.
As for BWV, news has it that the estate is split into several sections, each of which is overseen by its own JMC. Good luck to BWV JMCs, they’ll get a taste of what it’s like to work with LF.

The once commendable security is getting sloppy. Access control gate at Polo Precinct have been out of order for almost 2 months.

It about transparency and accountability, on how the money were spent …sinking fund, BMF, BMA, how the allocation of share value, is fair contribution were made, on unsold unit own by developer (contribution), deployment of worker…. yeah loopholes and no enforcement by the authority, so every owner is the looser.
If there are common property, like it or not you are part of it… be carefull of role play.

In a corporation, body or board, a leader with fighting spirit is much needed, so as to get understanding from developer and to safeguard all interest, rather than fighting among ourself.

All I can say is –
You are not alone.
Is this exclusive to Leisure Farm properties? The answer is “NO”. It’s only prudent to look before you leap. But how many of us have truly done our homework? Yet on hindsight, there’s always this thinking “no risk no gain”. So any property you purchase, is a gamble. But at least do your due diligence to find out as much as you can before taking the plunge. Things may turn out for the better in the end, who knows?
You are right, a good leader can make a huge difference. However, no matter how good the leader is, he needs a good and supportive team too. No one can work alone. Even good leaders can be handicapped without the right people with a positive mindset and can-do spirit to help him along. Then again, there are too many selfish people who expect *someone* to take action for them. Too busy to volunteer as a committee member, too busy to attend resident meetings. But when problems crop up, they make lots of noise and point fingers. Sound familiar to you?
Exclusive…NO it norm to stratified ownership but YES without doubt to the developer, coz it appears that the promises of the glossy advertising brochures have long since been forgotten.
Before BCPA 2007 in force the strata title remains the elusive holy grail of stratified ownership. Developer control management- initial stage of know how is not present and the system been damage. With this BCPA- formation of JMB, handing over to a group of “volunteer” who most resign on situation (who want to take the shit coz it will be a long shitting process) and homeowners face substantial problems and added costs in the use and enjoyment of their CP. In several cases, the misused of sinking fund money, leaving the homeowners stranded. Imaging as reported in Today and New Paper, GC until to date own a unit without Strata Title.

Well, to answer your question, I looked hard before leaping. But what’s visible to a pre-owner is limited. All you get to see are all-so-enthusiastic sales persons and gorgeous catalogues and flyers. Unless you have the fortune of talking to residents there. Not one, not two but as many as possible to get the true picture.
If you feel so strongly about the inadequacies of the system, may I suggest that you gather like-minded neighbours to form the committee. Or seek a solution collectively. Some people choose to act alone but “strength in numbers” is grandmother’s advice worth taking. be forewarned though, it’s hard to find strong, selfless and courageous people. And the developer probably knows and takes advantage of this weakness, and will try various means to divide the group into opposing armies. Good luck, you’ll need it.
